I think Market Research/Keywords/etc. must come first. You could create amazing articles (technically speaking) however if no one (or very few People) are interested in them then it won't be as successful as "targeted" content.

2. Know HOW to capture them as leads
3. Create content they WANT
4. Show them HOW to get it
5. Convert them into customers

That's my logic anyway, and what works for me.

It'd be cool to hear a few other ways to skin the cat.

Your two lists are MUTUALLY EXCLUSIVE. My reply to the first list stands and is correct.

I fully agree with your second list.

By the way, if I were to skin a cat, I would be sure to get a sharp knife.

5. Ideas for extra profit - Convert them into customers
If content is your starting point and it works for you that's awesome.

The traffic department is where I struggled at first.
There is a couple different ways you can market your website. It just depends on how much work you want to put into it.
